Concrete coating in Kelowna is usually about garages. Winter brings in slush, road grit and de-icer on every tire, and summer brings hot tires straight off the pavement. Both are hard on bare or cheaply painted concrete. A properly bonded coating seals the slab against stains, makes it easy to sweep and hose down, and brightens a space that often doubles as a workshop, gym or storage room as well as parking.
We are honest about what a slab needs. Moisture coming up through an older basement floor, previous paint that is peeling, or cracks that are still moving all affect which coating will last. We check those during the estimate and tell you if a floor is not a good candidate yet, rather than coating it and hoping. That conversation happens before any price is given.
Kelowna summers are hot, and a car parked straight off Highway 97 brings very hot tires onto the garage floor. Poorly bonded coatings soften and lift under that heat, a problem known as hot-tire pickup. Grinding or profiling the concrete before coating is what lets the finish grip the slab instead of the tire.
Winters here carry snow, sand and de-icer into the garage on every tire. Bare concrete absorbs that salty meltwater and can scale or flake over time. A sealed, coated floor sheds it, so you can squeegee or rinse the floor in spring instead of scrubbing stains out of porous concrete.
On new homes in Wilden, Kettle Valley and other recent subdivisions, the garage slab may still be releasing moisture. Coating too early traps that moisture, which can lead to bubbling or peeling. We test before coating and, if the slab needs more time, tell you when to book rather than rushing it.
We coat garage floors, basements and patios across Kelowna. Newer homes in Wilden, Kettle Valley, Black Mountain and the Upper Mission often have large attached garages ready for a first coating once the slab has cured. Older Rutland and Glenmore garages usually need cracks repaired and old paint removed first. We also coat workshop and storage floors for small businesses in Dilworth and Rutland, and patios in the Lower Mission and South Pandosy.
Concrete coating prices in Kelowna depend on floor area, slab condition, how much grinding and crack repair is needed, whether old paint or sealer has to come off, and the coating system and finish you choose. Decorative flake adds time and material. Cure time before parking depends on the product and temperature, so cooler months can stretch the schedule. You get a written estimate listing prep, product and cure times.

Sometimes. Coatings need the slab and air to stay above a minimum temperature while they cure. An insulated, heated garage can often be done in winter, while an unheated one is better scheduled from spring to fall. We check the conditions against the product requirements before booking a date.
It makes a big difference. A sealed coating keeps meltwater, grit and de-icer from soaking into the concrete, so stains wipe up and the floor rinses clean in spring. Adding grit or flake gives better traction when the floor is wet, which is worth considering for a Kelowna winter.
Often, yes, if moisture levels allow it. Basement slabs can let moisture through from below, which causes coatings to lift. We test the slab first. If it is dry enough, a coating seals dust and makes the floor easier to clean; if not, we tell you before quoting.
