Pressure washing in West Kelowna deals mostly with dust and chalk. Dry summers, hillside construction and wind coming up off the lake leave a fine film on siding, stucco, windowsills and decks, and sun-faded paint turns chalky on the west-facing walls. Washing removes that build-up so the house looks clean again, and it is the essential first step before any exterior painting or staining, because new coatings will not bond to a dirty, powdery surface.
We match pressure and cleaners to each material: gentle washing for stucco, siding and soft cedar, more pressure for concrete driveways and walkways. Plants, windows and lower-level patios are protected, and runoff is directed away from beds where possible on sloped lots. Before we start, we walk the house with you and point out any loose paint, soft wood or cracked stucco we find, so you know what condition the surfaces are in before deciding on paint or stain.
Many West Kelowna homes are finished in stucco, which can be damaged by a tight, high-pressure nozzle. We wash it with lower pressure and the right cleaner, which lifts dust and chalk without etching the surface or forcing water into hairline cracks.
On hillside lots, wash water runs downhill toward the patio, a neighbour's yard or a walk-out door. We plan the order of work from top to bottom and direct runoff where it does the least harm, which is easy to overlook on a flat-lot job.
If you are planning an exterior repaint or deck stain, washing is already included in that work. As a standalone service it suits spring clean-ups, pre-listing photos, or a quick refresh of the sunny side of the house between repaints.
We wash homes, decks and driveways across the Westside, including Westbank, Glenrosa, Shannon Lake, Rose Valley, Lakeview Heights, West Kelowna Estates and Smith Creek. Upper-slope homes in Rose Valley and Glenrosa tend to collect more wind-blown dust, and newer subdivisions near Smith Creek can pick up construction dust from building still happening nearby.
Pressure washing price on the Westside depends on the surfaces included, wall height on the downhill side, the amount of build-up, and how much protection plants and patios need. Stucco and soft wood take longer because they are washed gently. Washing is already part of our exterior painting and staining prep, so you only pay separately when it is a standalone job. The work is best done in dry, warm months.

Yes. Stucco is common on Westside homes and we treat it gently, using lower pressure, a wide fan tip and a suitable cleaner. That removes dust, chalk and cobwebs without etching the finish or driving water behind cracked areas.
Yes. Washing is part of the prep in every exterior painting and staining job, so you do not pay for it twice. Booking a standalone wash only makes sense if you are not repainting soon or want a quick refresh before selling.
Late spring through early fall, when surfaces dry quickly. Spring is popular because it clears winter grime before summer. If you plan to paint, we wash just before painting so dust has no time to settle back onto the walls.
