Pressure washing in Penticton is something we mostly do as part of a larger exterior project. Dry South Okanagan summers leave dust, pollen, cobwebs and chalky paint on siding, and paint or stain will not bond properly over that layer. Before every exterior repaint or deck staining job, we wash with pressure matched to the material so the new coating grips clean wood, stucco or siding instead of a film of dust.
We are a painting company based in Kelowna, about an hour away, not a dedicated washing outfit. That means a standalone driveway or patio wash is often better handled by a local washing service. If you want washing combined with painting, staining or a concrete coating, or a whole-house wash before listing, we can quote it with a free written estimate.
Sun-faded paint on homes here turns chalky, and the dry climate adds a layer of fine dust. Running a hand across the siding often leaves white or grey on your palm. Washing that off is the first step in our exterior prep, and skipping it is a common reason new paint peels early.
Many homes in town have stucco, cedar or older painted siding that can be gouged by too much pressure. We use lower pressure and suitable cleaners on these surfaces, keep water away from window seals and vents, and save higher pressure for concrete and hard surfaces.
Homes near Skaha Lake and Okanagan Lake, and north-facing walls anywhere, can grow mildew and algae where the sun rarely reaches. We treat those areas so they are properly clean before painting or staining, rather than sealing growth under a fresh coat.
We wash siding, decks, fences and patios across Penticton, usually as prep for painting or staining: hillside homes in Wiltse, family houses in Columbia and Uplands, older homes near Downtown Penticton, lake-view properties around the Skaha Lake area, and decks and outbuildings along Naramata Road. As a standalone service, washing makes the most sense for whole-house or pre-listing jobs.
Washing is included in our exterior painting and staining prep, so most Penticton clients never pay for it separately. As a standalone service, price depends on house size and height, the surfaces involved, mildew treatment and access on sloped lots. Because travel from Kelowna is a real part of the cost, a single small patio or driveway is rarely worth booking with us on its own.

Yes. Washing is part of our exterior prep and is built into the painting estimate. The same goes for deck and fence staining, where wood is cleaned and brightened first. You do not need to hire a separate washing company beforehand.
Yes. A whole-house wash of siding, soffits, deck and entry makes listing photos look sharper. If the wash reveals peeling or faded trim, we can quote touch-up or repaint work at the same visit so everything is ready before the photographer arrives.
